In addition to conducting remediation work, Sand Creek also performs investigative work, and has extensive experience conducting Phase I Environmental Site Assessments (ESAs).

The Phase I Environmental Site Assessment (ESA) is designed to identify “recognized environmental conditions” in connection with the property. A recognized environmental condition (REC) is defined as:
The presence or likely presence of any hazardous substances or petroleum products in, on, or at a property: (1) due to release to the environment; (2) under conditions indicative of a release to the environment; or (3) under conditions that pose a material threat of a future release to the environment. De minimis conditions are not recognized environmental conditions. [ASTM E 1527-13: 3.2.78]

Phase I ESAs are performed to meet clients’ due diligence requirements during property transactions and refinancing. The research put into Phase I ESA puts clients at ease about property decisions and provides a better understanding of their risk level.
